Terms of Engagement

1. Professional Relationship
GA Property Hunters acts as an exclusive Buying and Investment Consultant. Our fiduciary duty is solely to our client (the Buyer or Tenant). We do not list properties, nor do we act on behalf of sellers or landlords, ensuring our advice remains entirely focused on the buyer’s interest and the acquisition of high-value assets.

2. The Search Mandate
Upon appointment, we operate under a signed Exclusivity Mandate for an agreed term. During this period, GA Property Hunters acts as the primary representative for all property introductions, including off-market assets and opportunities sourced through our private professional network.

3. Fee Structure
Our fee structure is transparent and designed to reflect the specialist nature of our work, focusing on successful delivery.

Retainer Fee: A non-refundable commitment fee is payable upon the signing of the mandate to initiate the search, market mapping, and preliminary due diligence.

Success Fee: Payable upon the successful exchange of contracts (for acquisitions) or the execution of a tenancy agreement (for premium rentals).

Fee Offsetting: In most cases, the initial retainer fee is fully offset against the final success fee upon completion, ensuring our interests are entirely aligned with the successful outcome of your mandate.

4. Client Due Diligence
In accordance with UK Law and The Property Ombudsman (TPO) Code of Practice, we are required to conduct "Know Your Customer" (KYC) identity verification. Clients agree to provide valid identification and residency verification before a mandate can be finalised.

5. Professional Network & Discretion
We maintain a network of trusted third-party specialists, including solicitors, surveyors, and finance brokers. While we may receive referral fees from certain partners, our recommendations are based solely on the quality of service provided to our clients. All client mandates and search parameters are handled with total professional discretion and confidentiality.

6. Redress
As members of The Property Ombudsman, our clients have access to an independent redress scheme, ensuring the highest standards of professional conduct and consumer protection.
